Our approach

n - 1 identifies and secures premium sites for large-scale data centre development across regional Australia.

n - 1 specialises in identifying and securing strategic sites for data centre development across the east coast of Australia.

We focus on regional areas where enabling infrastructure is already present.

By working early-on with landowners, councils and infrastructure providers, we help bring suitable sites forward before development demand arrives.

How we work

  • We analyse infrastructure networks and regional development patterns to identify locations where the fundamentals for data centre development already exist.

    This includes assessing:

    • Transmission infrastructure and generation capacity

    • Industrial zoning and land availability

    • Transport access

    • Fibre and network infrastructure

  • We work closely with:

    • regional councils

    • landowners

    • infrastructure providers

to ensure potential sites align with local planning frameworks and economic development goals.

  • Where suitable opportunities exist, n - 1 works with partners to secure strategic sites and advance them through early project stages.

This may include land agreements, feasibility work and early infrastructure assessments.

  • Once a site has been established, n - 1 partners with experienced data centre developers and infrastructure investors to bring projects forward.

Our role is to ensure that the right projects begin in the right locations.

A regional opportunity

Australia’s digital infrastructure is entering a new phase. Rapid growth in AI and cloud computing is driving demand for new data centre capacity far beyond existing metropolitan hubs. Regional Australia offers the land, energy and strategic advantages required for the next generation of digital infrastructure. n - 1 exists to help identify where that growth can happen successfully.
